Renovations

Room renovations, done in the right order

A renovation goes wrong when the trades arrive in the wrong order: decorating before the plaster is dry, or skirting fitted before the walls are skimmed. With all three trades in one firm, the order looks after itself.

  1. Strip out and first-fix joinery

    Old fittings come out. Stud walls, frames for a media wall or wardrobe and door linings go in while the room is bare.

  2. Plastering walls and ceilings

    Walls and ceilings are boarded where needed, then skimmed or taped and jointed. Everything messy and wet happens now.

  3. Drying time

    Fresh plaster has to dry right through before it is painted. Rushing this stage is the usual cause of peeling paint.

  4. Second-fix joinery

    Skirting boards, architrave, panelling, mouldings and fitted furniture go on to the finished walls.

  5. Decorating the finished room

    Filling, caulking and priming, then paint, wallpaper and the woodwork finish. The room is ready to use.

Are you a decorator as well as a joiner and plasterer?

Yes. Decorating is one of our three trades. As a decorator in Preston we paint walls, ceilings and woodwork, hang wallpaper and fit coving. You can book us for decorating on its own, or to finish a room we have plastered or fitted out.

Are bespoke fitted wardrobes worth it compared with freestanding ones?

For awkward spaces, usually yes. A fitted wardrobe is built floor to ceiling and wall to wall, so it uses space a freestanding wardrobe wastes above and beside it, and it can be shaped around alcoves, chimney breasts and sloping ceilings. The inside is arranged around your own clothes and storage. The trade-off is that it stays with the house when you move.

How long does new plaster take to dry before it can be painted?

A skim coat on plasterboard often takes around a week, and thicker plaster or a cold, closed-up room takes longer. It is ready when it has turned an even pale pink with no dark patches. The first coat of paint should be a thinned mist coat, which soaks into the plaster and gives the later coats something to grip.

What is taping and jointing?

It is a way of finishing plasterboard without skimming the whole wall. The joints between the boards are covered with tape and filled with jointing compound in several coats, each wider than the last, then sanded smooth. Screw heads are filled the same way. It involves far less water than wet plaster, so decorating can start sooner.

Can a media wall include an electric fire?

Yes, a media wall can be designed around a television recess, shelving, storage and an electric fire. The frame has to be built to the fire maker’s stated clearances, and any new wiring needs to be done by a registered electrician before the wall is boarded. Do I need planning permission for a loft conversion in Preston?

Often not. Many loft conversions on houses fall under permitted development, provided they stay within set limits on size and appearance. Flats, listed buildings and homes in conservation areas are treated differently. Whatever the planning position, a loft conversion always needs Building Regulations approval.
